A. LANDLORD AIR-CON & HEAT-PUMP CHECKLIST


Pre-Installation

  • Choose low-GWP refrigerants for long-term compliance.

  • Ensure installers are fully F-Gas certified.

  • Select durable, quiet outdoor units to minimise complaints.

  • Consider whole-property ventilation and overheating risk.

Legal & Documentation

  • Keep commissioning sheets and service reports on file.

  • Ensure safe access for maintenance is provided.

  • Clearly document AC responsibilities in tenancy agreements.

Maintenance

  • Schedule annual servicing (tax-deductible as maintenance).

  • Provide tenants with simple operating instructions.

  • Clean filters between tenancies.

When to Upgrade

  • Frequent call-outs or rising repair costs.

  • Legacy systems using restricted refrigerants.

  • EPC improvement goals (AC + heat pump can help).


B. TENANT AIR-CON USE CHECKLIST

Before Use

  • Confirm your landlord approves AC installation if applicable.

  • Learn the basic controls, including eco and quiet modes.

Daily Use

  • Keep windows/doors closed while cooling.

  • Use timers to avoid running AC all day.
